St. John Properties Shares Plans for East Park

St. John Properties recently shared development plans for its newest Frederick-based project: EastPark, a 77-acre business community to be located at the intersection of Monocacy Boulevard, East Church Street, and Schifferstadt Boulevard.

The planned business park will feature 681,960 square feet of new construction. Designs outline:

  • 2 Flex/R&D buildings (46,080 SF & 43,080 SF)

  • 4 High-Bay Warehouse buildings (156,000 SF, 166,400 SF, 145,600 SF, & 124,800 SF)

The buildings will feature dock and drive-in loading with parking in a professional campus environment. With a dual property zoning of M-1 and GC, the park’s facilities will accommodate a wide-range of business uses, including: biotech, office, warehouse, distribution, and manufacturing.

Development plans also include a self-storage facility, retail pad sites, and a convenience/fuel store.

Throughout its history, St. John Properties has consistently developed real estate product on a speculative basis to anticipate, and immediately respond to, the needs of a diverse array of clients. As we initiate plans to begin construction of EastPark in 2022, with delivery of the first phase scheduled for later that year, we are extremely optimistic about Frederick’s economic growth and our ability to attract end-users based on our more than 25-year track record of success in the greater Frederick region. Our project design is specifically suited to accommodate a wide-range of business uses, including biotech, last-mile distribution, warehouse, manufacturing, office and other “flex” uses together with supporting retail uses. Given the growth in demand of life-science and e-commerce sectors and the recent movement of many companies to re-examine their population-dense locations in big cities, we are confident in our buildings and business parks to take even further advantage of these trends.
