The property known as Hartz Business Center at 1341 Hughes Ford Road dates back to 1956. The building was originally occupied by American Optical who made eyeglass frames, and then later by Hartz Men’s Clothing, a clothing manufacturer which was founded in 1893 and employed about 300 people until it closed in 2006.
In the summer of 2018, the building’s new property team — Nancy Green of Mackintosh Commercial and owners Paul Sill & Jimmy Vona, began the latest push to reposition the property. With a brand-new roof and located in both a HUB Zone and an Opportunity Zone, the property quickly attracted tenants.
Today, just 40,000 sf of the original 105,446 sf project remains to be leased. The property team is now moving forward with a Phase II which will adjoin 4.6 acres of land to the north of the original building. This new project will add another 60,000+- SF.
The center has established a reputation for quality build and design in a timely manner - with Commercial Building Contractors working as the property team’s preferred contractor. The building houses Bay Runners airport services, Senior Services, Bartlett Tree, Mattress Company, Frederick Concrete, that Auto Shop and Camp Bow Wow. The center also features three health & fitness businesses: X-Factor Fitness, Cycle Fit and Rehab to Perform; as well as a number of distilleries: Dragon Distillery, Puerto Rican Rum Distillery, and the newly constructed Idiom Distillery and Tenth Ward Distillery which will both open in the first quarter of 2021.
At the once vacant building, you can now board your dog, get your car repaired, exercise, and have your pick of distilled liquors. The old building has become, as property representative Nancy Green puts it, “Millennial Central.”

I absolutely love this project. We have spent lots of time paying attention to the right fit and the tenants work well together. Some look forward to planning joint events in the outside areas. Hartz is just a great place to grow a business!
